 PLEASE MAKE SURE ALL GUESTS STAYING AT THE HOUSE ARE AWARE OF EACH RULE AS WELL, THE PERSON BOOKING IS FINANCIALLY RESPONSIBLE FOR YOUR GUEST'S ACTIONS

THESE RULES HAVE BEEN CREATED DUE TO PRIOR GUEST'S ACTIONS

WE KNOW MOST OUR GUESTS HAVE BEEN GREAT! UNFORTUNATELY THE FEW BAD GUESTS WE HAVE EXPERIENCED, HAVE FORCED US TO BE MORE STRICT WITH OUR RULES NOW AND NOT SOMETHING WE ENJOY.


THERE IS A ZERO TOLERANCE FOR DISTURBING THE NEIGHBORS. IF THIS OCCURS YOUR STAY, YOUR BOOKING WILL BE CANCELLED IMMEDIATELY & EVICTED FROM HOME.

This is not the place to party or come back from the CLUBS drunk, high, loud, and causing disturbances to my neighbors. If you do not agree to this rule or the others, CANCEL IMMEDIATELY because we have a zero tolerance for this and you will evicted from the home at the first occurrence, no refunds given.


When arriving and leaving, keep the noise level down. DO NOT scream back and forth to each other in the driveway. Do not gather out front for long periods.

Please use makeup cloths we provide for anything that could possibly stain the towels.

Any heavily stained towels, linens, pillows, etc will be stain treated and every attempt will be made to get the stain out. If not successful, the items will be charged to the guest after cleaning is completed.

No animals of any kind are allowed in the home, on the back patio, or anywhere on the property. We host many guests with allergies (as well as ourselves) so there are no exceptions to this rule.


Guests bringing animals on the property will be charged $250 minimum for extra cleaning and will be evicted with no refunds.

NO PARTIES, GATHERINGS, OR EVENTS ALLOWED

CONVENIENCE COTTAGE PARKING-max 4 vehicles at all times

Parties, gatherings, or events of any kind are NOT allowed. Guests breaking this rule will be charged $250 minimum for extra cleaning and will be evicted with no refunds. 


 Maximum TOTAL occupancy of 8 at all times (guests and day time visitors combined).

SMALL GROUP BOOKINGS AND DISCOUNT POLICY

CONVENIENCE COTTAGE PARKING-max 4 vehicles at all times

Due to the fact we offer discounted rates for smaller groups, it is imperative the number of guests is correct. It is $20 per guest per night for the entire stay for any additional guests over 4 people.


If any undisclosed additional guests are found to be at the home or property after you check in, you will be charged a higher rate of $40

Only park in the driveway, there is enough parking for up to 4 vehicles. 


If you need one additional spot,  please park directly in front of the house in the street only due to limited street parking.


Directions to home and garage/door codes will be messaged before your check-in date.

  There is no smoking or vaping allowed in the home. 


There is an ash tray on the back patio and that is the only allowed area for smoking. 


Any guests smoking or vaping in the house will be charged $250 minimum for extra cleaning and will be evicted with no refunds. 

THERMOSTAT/AC

AC can be adjusted to your comfort level, but not lower then 70 degrees. 


When it is 101 degrees out, the AC will never get down to 65 degrees. It damages the AC unit and will cause it to freeze up.

We respect your privacy but for security purposes we have 2 outdoor surveillance cameras. One on the front porch and one on the garage.


Guests tampering surveillance cameras will be charged a $250 fine and will be evicted with no refunds.
